
Initially conceived as a low-density residential area, Nordelta, north of Buenos Aires, now provides residential uses on a large scale, as well as facilities for services, education, recreation, and other public amenities. Now, a new centre, Area Beta, is being developed as an extension of this neighbourhood. The project stands out both formally and functionally from the urban planning of Nordelta with its more self-contained residential areas, and is instead intended to promote a sense of community within a variety of public spaces. Central to the programme is an educational and creative centre, with the University of San Andrés as one of the first occupants.
The proposal by Sauerbruch Hutton envisages a composition of four interlocking buildings forming a cluster. The layout of each building is based on a larger circle, housing the main part of the programme, which intersects with a smaller circle where utilities and vertical circulation are located. This allows for a free division of the floor plan and thus a variety of uses: Classrooms, flats, offices, auditoriums, workshops, etc. In addition, the radial geometry offers short walkways, high flexibility and balanced daylight exposure. A uniform axial grid also facilitates serial prefabrication and modular construction.
A central ring on the first floor connects the four building units and creates an area of communal interaction with reading rooms, lounges, meeting rooms, cafés, etc. The ring also covers parts of the ground floor, creating "flowing thresholds" which lend a feeling of permeability to the building. Marked by the four volumes and enclosed by the ring, a publicly accessible campus is created that invites both passers-by and students to visit and linger.
